Job Summary Facilities/Maintenance technicians operate and maintain facilities equipment, including building controls, fire protection systems, and heating, ventilation and air conditioning (HVAC). They are responsible for the maintenance, operation and troubleshooting of utilities equipment, maintaining the physical structure of the establishment and general electrical systems in an industrial, cGMP regulated facility. Utilities equipment includes chillers, boilers, air handling units, exhaust ventilation, dehumidifiers, cooling towers, compressed air systems, reheat, fire prevention, emergency power generators, water treatment, UPS and environmental control systems. They document all maintenance activities on the site computer maintenance management system (CMMS). The technicians perform, as needed, maintenance, service and repairs in plumbing, carpentry, painting and other building upkeep activities. They plan, coordinate, inspect, and perform maintenance and support project management for facility related projects, including building remodeling and construction, equipment installation, safety and environmental compliance, mechanical systems maintenance and energy management programs. Essential Duties and Responsibilities Ensures facility maintenance and controlled environmental monitoring activities are complete and on schedule. Participates in facilities equipment installations as required. Performs minor building and building system equipment repairs. Ensures building systems contractors follow EES requirements when on the premises. Maintains spare parts inventory. Follows all company safety policies and other safety precautions within the work area. Compliance with safety policies and procedures. Ensures compliance with Environmental Management System (EMS) responsibilities. Follows J&J and EES Records Management Policies for convenience information, records retention schedules, training and education, document hold notices, records cleanout, and vital records. Other responsibilities may be assigned and not all responsibilities listed may be assigned. Technician must also have knowledge in reliability principles and practices (such as infrared, vibration analysis, ultrasound and alignment methods). Conducts predictive maintenance and repairs on chillers, cooling towers, dehumidifiers, air handling units, air compressors, emergency power generators, uninterrupted power systems, fire prevention systems, water treatment systems and environmental control systems. Utilizes reliability techniques to execute lubrication work (ultrasonic lubrication). Performs alignment and vibration evaluations on equipment. Proposes improvements to maintenance strategies based on reliability studies and condition‑based maintenance practices. Supports the Facility Team in performing Root Cause Analysis (RCA) and Failure Modes Effects and Criticality Analysis (FMCEA) and continuous improvement activities as part of the site maintenance program. Manages and coordinates plant initiatives with outside vendors and electrical/mechanical repair shops. Organizes and implements facilities projects. Demonstrates leadership ability to effectively work with team members and facilitate completion of high level projects. Demonstrates ability to present project status updates to members of management. Plans and schedules all maintenance work for a minimum of a 2‑week period at a team or personal level as required by direct management. Attains a Green Belt and FPX certification. Management & Supervisory Responsibilities Job is NOT directly responsible for managing other employees (e.g., hiring, termination or pay decisions, performance management). Reports to Engineer. Job Qualifications Knowledge Requirements Ability to read, analyze, and interpret general business periodicals, standard operating procedures, professional journals, technical procedures, and government regulations. Ability to write reports with mathematical emphasis. Ability to effectively present information and respond to questions from employees at all levels. Native language proficiency is a plus. Excellent communication and interpersonal relation skills. Problem solving. Basic math skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Capable of drawing and interpreting statistical bar and line graphs. Proficient in the use of all general shop tools and power tools. Must be able to function in a team environment and as an independent contributor. Education & Experience Requirements Technical education diploma. High school diploma preferred. Generally requires 6 or more years of related experience. Experience or knowledge in Reliability‑Centered Maintenance techniques and/or asset management is required. Experience or knowledge in Root Cause Analysis (RCA) and Failure Modes Effects and Criticality Analysis (FMCEA) training. #J-18808-Ljbffr
