Director of Investment Operations Remote (Latin America preferred) | US Business Hours | Full-Time Contractor | $40,000 – $60,000 USD base + performance bonus About Carbon Real Estate Investments Carbon Real Estate Investments is a vertically integrated multifamily platform approaching 3,000 units across 6 Sunbelt states through direct sponsored deals, co-GP partnerships, and third-party management. We focus on Class B/C workforce housing in secondary markets. We own the buildings, run property management, construction, and asset management in-house — and our goal is to house 10,000 families in Carbon communities over the next ten years. Every deal follows the same operating cadence regardless of structure. No orphan deals. No two-tier system. No exceptions. We operate on EOS and use a hybrid US/offshore team structure. The Opportunity This isn't an analyst seat. This isn't a deal-doer seat. This is the operational owner of the entire investments function. The Director of Investment Operations leads, manages, and holds accountable (LMA) across three domains: Acquisitions, Asset Management, and Investor Relations & Fund Operations. You own the operating system underneath all of that — the cadence, the data, the deliverables, the team execution, and the QA gates that ensure nothing falls through the cracks. You run the Investments L10. You sit in the PM Ops meeting. You quality-control the IC pre-read. You hold the team to weekly scorecards, monthly reports, quarterly LP packages, and annual budgets. You build the SOPs that scale this function from ~3,000 units toward 10,000+ without breaking. This seat has real authority — and we expect it to be used. You hold everyone accountable. Including up. Including out. Without flinching. What You'll Own Acquisitions Operations Own the pipeline CRM, buy-box discipline, and IC pre-read protocol (48-hour gate, no exceptions). Coordinate due diligence and closing process. Lead the acquisition-to-AM handoff. Asset Management Operations Own the full AM cadence: monthly property reviews, quarterly portfolio health checks, annual budgets, lender covenant compliance (100% current, always). Coordinate capital events — refis, supplementals, dispositions — on the operations side. Investor Relations & Fund Administration Own quarterly LP report production, fund administration (capital calls, distributions, waterfalls, K-1s), and the investor data room. T+10 for LP reports. March 15 for K-1s. Investors never have to ask. Managing Up & Externally Hold the principals accountable on their inputs. Drive lenders, fund admins, auditors, and attorneys to deadlines. Surface blockers early. The principals should never be surprised by a missed deadline. Process Design & Team Leadership Audit and institutionalize the existing SOP library into a single auditable system. Chair the weekly Investments L10. Run weekly 1:1s with each direct report. Own data flows across Yardi, RealPage, BigQuery, Coda, Airtable, and HappyCo. What You Bring Required 7+ years in real estate, financial services, or comparable complex operational environments Proven experience leading distributed teams across multiple time zones Track record auditing operations, conducting gap analysis, and institutionalizing systems with maker-checker QA and sign-off gates Strong command of financial concepts: capital accounts, waterfalls, DSCR, NOI, variance analysis Assertive but respectful communication style — you hold senior executives and external counterparties accountable to deadlines without flinching Fluent written and spoken English; US business hours availability (9 AM – 5 PM EST) Comfort with EOS / Level 10 / Rocks / Scorecards, or willingness to learn on day one Preferred Direct multifamily real estate or asset management experience US private equity, fund operations, or institutional real estate platform experience Yardi Voyager (or MRI, RealPage Investment Management, Argus) Quarterly LP reporting, capital calls, distribution waterfalls, or fund administration experience Background in management consulting, Big Four advisory, or institutional asset management CFA, CAIA, or MBA Our Core Values Growth Mindset · High Integrity · Discipline · Build to Last · Connection · All In, All Out How We Work We optimize for outcomes, not activity.
