After Site Approval for a new store, many activities between internal and external stakeholders take place by the Real Estate team. Gathering of legal documentation from LL, continue with initial business negotiations, define terms depending on outcomes of our Due diligence (DDL and DDT), engage Legal, Design, Pre-construction and Permits. It should be capable to review, draft and negotiate all types of Real Estate agreements. Must be able to understand the needs of the Store Development group in order to draft legal documents that really reflect the terms of each negotiation complying with applicable laws, company policy and FCPA regulations, actively participating in synergy with the other areas of the Company. Responsibilities Identify potential risks in the Prequal and Preapproval process by reviewing all the submitted documentation. Legal analysis of site viability for new locations. Managing the Title Memos, Legal Due Diligence, and power of attorney, after the project has been approved. Reviewing the Real Estate agreement, such as Leasing, Purchase. Support the Store Dev area in the negotiation of the different agreements. Manage final negotiation with landlords. Manage the closing process of each project. Coordinate critical events and dates of the lease clauses and payments related to them. Qualifications A Bachelor's degree (BA, BS) or equivalent. Available for travel. 5 to 7 years of experience.
