Role Overview We are seeking a highly organized and proactive Regional Property Operations Coordinator to oversee unit turns, resolve operational issues, and ensure maintenance and security deposit processes are handled accurately. This role plays a critical part in maintaining operational efficiency across the portfolio by managing turnover timelines, addressing disputes, coordinating with internal teams, and ensuring charges are correctly assigned to tenants or property owners. The ideal candidate is detail-driven, comfortable making decisions, and committed to following issues through to resolution. Key Responsibilities Unit Turn Management Serve as the primary coordinator for unit turns between tenants Ensure turnover tasks are completed efficiently and properties are rent-ready Monitor timelines and follow up with vendors or coordinators to avoid delays Operational Issue Resolution Address operational challenges including disposition disputes, work order issues, and owner communications Investigate problems and coordinate solutions with the appropriate teams Maintain clear documentation of resolutions Security Deposit & Disposition Decisions Review move-out inspections and determine appropriate disposition charges Decide security deposit deductions based on property condition and lease terms Ensure charges are documented accurately and fairly Work Order Closeout & Oversight Review and close completed work orders Follow up with maintenance coordinators to confirm completion and documentation Ensure repair details and costs are accurately recorded Determine whether expenses should be billed to the owner or tenant Verify invoices are assigned to the correct property Review charges to ensure accuracy before final processing Who This Role Is For This role is ideal for someone who: Is comfortable making operational decisions and taking ownership of outcomes Maintains strong attention to detail when reviewing charges and documentation Communicates effectively with internal teams, vendors, and property owners Enjoys solving problems and bringing issues to resolution Thrives in structured systems while managing multiple issues at once Core Characteristics We Value Self-Motivated – Works with enthusiasm and drive without constant supervision Creative Problem-Solver – Finds practical solutions when operational challenges arise Organized & Meticulous – Maintains clean systems and accurate records #J-18808-Ljbffr
